Do you buy the land yourself, or are you just assigning the contract?+
In many cases, we buy the land directly. If the best option for you is to work with one of our trusted investors or partners, we'll be fully transparent about that. We only work with experienced buyers we've built relationships with, and we'll explain the process every step of the way.
How do you determine the value of my land?+
We don't throw out lowball offers or rush decisions. We look at your property's zoning, access, utilities, floodplain data, market comps, and overall development potential. We also consult with our network of engineers, surveyors, and brokers to make sure we fully understand what your land is truly worth.
I've gotten a lot of letters and calls from land buyers. What makes you different?+
We hear this all the time, and we get it. Most land buyers are looking for a fast close and a deep discount. That's not us. We take the time to understand your land and your situation. We care about building relationships and providing real options, not just making a quick deal.
What types of land do you buy?+
Rural and transitional land in Texas and the Carolinas, primarily. We're especially interested in properties that could be a good fit for affordable housing: tiny home communities, modular housing, or RV parks. But even if your land doesn't fit that box, we're happy to take a look and explore what's possible.
Do I have to pay anything to work with you?+
Nope. Our property reviews and offers are completely free. You're under no obligation, and we'll never pressure you to sell. If we move forward with a purchase or partnership, we handle all closing costs unless otherwise discussed.
How long does the process take?+
It depends on what's best for you. Some sellers prefer a quick close (we can sometimes do it in 14 days); others need more time. We're flexible and can work around your timeline. When we do close, we use licensed title companies in your state to keep things smooth and secure.
I'm not sure if I'm ready to sell yet. Can we still talk?+
Of course. Many of our sellers just want help understanding their options. Whether you sell now, later, or not at all, we're here to give you clarity and support.
What if my land has back taxes, liens, or unclear heirs?+
We handle these situations routinely. Back taxes can be paid through closing. Title clouds get worked out with the title company. Inherited land with multiple heirs we walk through step by step. Tell us upfront and we'll explain what's involved.
